Marco Island is surrounded by salt water, and there is no part of the island where that does not affect a fence. Airborne salt settles on every exposed surface and accelerates corrosion in anything ferrous — fasteners, hinges, latches, post cores, and mesh coatings all fail faster here than they would ten miles inland.
The failure usually starts at the hardware, not the panels, which is why a fence can look fine while the gate has already dropped an inch.
The way we deal with it is specification, not maintenance advice. Powder-coated aluminum instead of steel. Stainless or marine-grade hardware instead of standard zinc. Post footings sized for sandy island soil rather than the compacted fill you would find further inland. It costs more up front and it is the reason our island installations are still standing straight a decade later.

General guidance based on typical coastal Southwest Florida exposure. Actual service life varies with distance from open water, hardware selection, and maintenance.
Marco Island has a very high density of pool homes, and Florida's residential pool barrier requirements apply to all of them. Height, gap spacing, gate swing direction, and self-latching hardware at the correct height are all specified in code. We build to it and stay through inspection.
The default island recommendation. No iron to oxidize, so airborne salt has nothing to attack. Paired with stainless hardware it routinely outlasts every alternative on the island.
On tight island lots, privacy is usually about screening a specific sightline rather than enclosing the whole property. Vinyl and composite panels do this well without the maintenance wood would demand in this environment.
Seawall setbacks, drainage easements, and dock access all constrain where a fence can legally sit. We resolve those on the site visit rather than discovering them at permit review.
Gates fail first in salt air because they carry moving load on a small number of fasteners. We hang island gates on marine-grade hardware as standard, not as an upgrade.

Two aluminum fences installed on the same street can perform very differently over twenty years, and the difference is almost never the panels. It is the parts nobody looks at.
Standard zinc-plated hinges, latches, screws, and brackets will corrode on Marco within a few years, and once a fastener fails the panel it was holding starts moving. We specify stainless or marine-grade hardware as a default.
Island soil is sandy and drains fast — good for water, poor for lateral post stability. Footings need sizing for the soil actually on your lot, and gate posts need to go deeper than line posts.
A thin or poorly cured powder coat will chalk and fade under direct Gulf sun far sooner than architectural-grade finish. Once the finish degrades the fence looks old long before it is structurally done.
The one piece of maintenance genuinely worth doing here: rinse the fence with fresh water a few times a year, particularly hardware and any surface facing open water. Costs nothing, measurably extends life.

Yes. The City of Marco Island runs its own building department and requires a permit for fence installation. Because much of the island is platted on canals and waterway lots, applications receive close review for setbacks, easements, and seawall proximity. We prepare and submit the package as part of the project.

Yes, and it is a large share of what we do on the island. Canal lots bring seawall setbacks, drainage easements, and often a shallower usable footprint than the survey first suggests. We walk the line before quoting so the fence you approve is the fence that can actually be permitted and built.
It depends almost entirely on material. Powder-coated aluminum with quality hardware routinely goes 25 to 30 years or more on the island. Vinyl performs well. Galvanized chain link corrodes noticeably faster near the Gulf, and untreated or poorly sealed wood has the shortest service life of anything we install here.
